We began the year with 88 condos for sale in Ormond By the Sea, Florida and as of September 1, 2010 we have 90 for sale through the Daytona Beach Area Multiple Listing Service (MLS).  There are 54 priced $200,000 or lower and 4 of those are under $100,000. Additionally, there are 19 condos under contract pending closing.  There are 11 condos for sale with lender involvement, either short sales or foreclosures.  Below is a table breaking down the inventory by condominium name.

There are 106 Homes for Sale in Ormond By The Sea, Florida through the Daytona Beach Area Realtors Multiple Listing Service as of September 1, 2010 and an additional 50 homes are under contract awaiting closing.

Ormond By The Sea, Florida Condos Sold August, 2010

Four condos sold in Ormond By The Sea, Florida during August, 2010
through the Daytona Beach Area Realtors® Multiple Listing Service. 
There are also 19 condos under contract pending sales closing.  
The high  inventory of 90 Ormond By The Sea condos for sale continues to indicate a buyers market.  The average sale price was $130,625 which is well below the average sale price in August 2009 of $168,267.

Ormond By The Sea Florida Homes sold by price range  July, 2010

Through the Daytona Beach Area Realtors Multiple Listing Service there were 18 Ormond By The Sea, Florida homes sold in July,  2010. Five of the sales had bank involvement, either a short sale or foreclosure. Additionally, there are 39 homes under contract waiting closing and 25 of those have lender involvement. The highest priced home sold was a 3-bedroom on John Anderson Drive for $189,000 and the lowest priced was a 2-bedroom 1 bath on Roberta Road for $45,000.

Ormond By The Sea Florida condos sold first half  2010

Through the Daytona Beach Area Realtors Multiple Listing Service (MLS) there were 30 Ormond By The Sea, Florida condos sold in January to June,  2010.  Comparing to previous years there were 22 condos sold in the first half of 2009, 19 in 2008, and 22 in the first half of 2007 so the number of sales has been relatively stable. The highest priced condo sold was a 3-bedroom at the Capriana for $550,000 and the lowest priced was a 1-bedroom 1 bath at Ocean Shores condo for $50,000.  Only 4 of the sales were foreclosures or short sales.

Ormond By The Sea Florida Homes sold first half 2010

Through the Daytona Beach Area Realtors Association Multiple Listing Service (MLS) there were 85 Ormond By The Sea, Florida homes sold in the first half of 2010 through June 30,  2010.  Thirty five (41%) of the sales had bank involvement, either a short sale or foreclosure. Additionally, there are 41 homes under contract waiting closing and 22 of those have lender involvement . The highest priced home sold was a 2 bedroom on Ocean Dunes Dr for $565,000 and the lowest priced was a 3-bedroom 2 bath on Carol Road for $60,000. 
The number of Ormond By The Sea homes sold in January to June of 2010 was higher than recent years for the same time period with 60 sales in 2009, 71 in 2008, and 53 in the first half of 2007.
