Buying Ormond by The Sea Real Estate may leave you with many questions.  Here Ocean View Realty group presents a very simple way to figure the principal and interest payment on your new mortgage.  Do not forget to consider your other monthly expenses such as Real Estate taxes and insurance which may also increase your mortgage payment.  Or you can use this to figure your car payment or whatever other loan you may have.

Financing tips for buyers of
Ormond By The Sea Florida
homes and condos

A few hints for buyers who need to finance a real estate purchase.

-Obtain a recent credit report and review it with a mortgage specialist.
There may be ways to raise your score prior to applying for a loan.
-Increase the down payment. Since risk-averse lenders are avoiding conventional 95 to 100 percent mortgages,
an applicant who can make a 10 to 20 percent down payment is much more likely to be approved.
-Be prepared to verify income and assets. It’s far more difficult to obtain “no-documentation” or “low-doc”
loans today because of stricter underwriting standards.
-Apply for a government-guaranteed loan from the Federal Housing Administration (FHA) or U.S. Department of
Veterans Affairs (VA). These loans can finance up to 100 percent of the purchase price.
-Shop around for rate quotes from banks and mortgage companies and get a pre-approval letter indicating the    amount of mortgage financing you qualified for.

Now for a few things to avoid while getting ready to apply for a home loan or even after you apply but before the loan is closed.

1. Do not change jobs, become self-employed or quit your job.
2. Do not buy a car, truck or van (or you may be living in it)!
3. Do not use charge cards excessively or let your accounts fall behind.
4. Do not spend money you have set aside for closing.
5. Do not omit debts or liabilities from your loan application.
6. Do  not buy furniture.
7. Do not originate any inquiries into your credit.
8. Do not make large deposits without first checking with your loan officer.
9. Do not change bank accounts.
10. Do not co-sign a loan for anyone

             Packing Tips

Before you begin, make plans to carry with you any medications, valuables, flammable,
unsafe, perishable or irreplaceable items. A change of clothing, toiletries, moving
related documents, keys and maps would be other things to set aside. Other items that
you may want to carry with you include your address book, phone to plug into at your
new home, a hammer, screw driver, pliers, adjustable wrench, duct tape, masking tape,
and a knife. A towel, soap, toilet paper, paper towels, sponges and cleaning supplies
may also come in handy at your new home. Pack least used items in advance and try to
keep items from the same room together. Remember too that lots of people move on
the first of the month and on weekends, so make reservations for your mover or truck
well in advance. Keep all of your boxes manageable with heavy items in smaller boxes
and lighter item in bigger boxes. Clearly mark each box for the room it is going to so on
arrival, everything will be easier to identify. Donate items or have a yard sale to reduce
what you will need to pack and move.

Packing supplies

Set up a packing area

- You will probably need twice as many boxes (or more) than you originally planned
- Bubble wrap and newspaper for wrapping things
- Pens and markers
- Tape measure
- Packing tape and scissors
- Twine or rope
- Furniture pads or old sheets and blankets
- Box cutter/knife

                    Moving tips

A few hints to help with the moving experience.

- Many people move on the first of the month and on weekends so be sure to make
arrangements for movers or truck rentals a couple months in advance.
- The closer you get to moving day the more hectic things may become. Plan ahead
and do some of the things early, like sending change of address notes to friends,
family etc. Other things you can do early include:
- Decide what you will not move and have a yard sale or donate the items. Clean out
the closets, garage, attic and basement.
- Make a packing plan.
- Have any needed service to your vehicle done.
- Arrange for insurance and utilities for your new home.
- Arrange for transfer of medical, dental, school and other records.
- Plan transportation and care for any pets.
- Set up your “packing station” and begin putting things there to get ready.
- Set aside an area to put important documents and other items you will be keeping
with you on moving day. As you come across an item, put it in that area. Also keep
a pad of paper and pen there and list items you want to carry with you and check
them off as you locate them.
- Look through your bank statements to make a list of accounts to cancel and others
to notify of your address change.
- Return items you borrowed from friends and neighbors.
- If you are moving to a new community set up a bank account there.
- Plan to use food in the freezer and pantry so there will be less to pack and move.
- Begin packing things you will not use before you move. Holiday decorations are a
perfect example. Be sure to clearly label each box and list contents. Mark each box
with your new home location.
